Signature Series by SM Residences, the flagship premium primary residential project of SM Prime Holdings, Inc. (SM Prime), is initiating a comprehensive transformation of Susana Heights Village. This development aims to significantly enhance the quality of daily living for residents by introducing modern, upscale amenities and thoughtfully designed community features. The upgrade also seeks to reinforce the estate’s long-term value, ensuring it remains a desirable and thriving neighborhood for families and individuals alike.

The initial phase of the estate’s transformation will focus on an extensive redevelopment of the central clubhouse, featuring modernized amenities and expanded facilities. Additionally, covered tennis courts will be constructed to provide comfortable play regardless of weather conditions. An indoor, air-conditioned basketball court will be included to cater to sports enthusiasts seeking year-round training and matches.

The plan also involves establishing a fully equipped fitness gym with the latest equipment, a spacious social hall designed for community gatherings and events, and a serene chapel for spiritual and quiet reflection. These improvements will be implemented in multiple phases, with the first set of upgrades beginning in the third quarter of 2026 to ensure quality and seamless integration.

The relaunch of inventory lots in November 2025 generated significant interest from buyers seeking larger, lot-only properties with ample space and privacy. Susana Heights Village features a variety of lot cuts ranging from 500 to 900 square meters, providing flexibility for different needs. It is one of the few mature suburban communities where residents can design and build custom homes within a well-established estate, surrounded by lush landscaping and community amenities that enhance the living experience.

“We continue to see strong interest in premium, low-density developments despite broader macroeconomic headwinds,” said Jose Juan Jugo, Executive Vice President and Head of Signature Series.

The Susana Heights transformation features estate-level enhancements, including an 8,000-square-meter neighborhood retail hub. This hub is designed to serve as the estate’s main lifestyle center, offering a supermarket, banks, a clinic, salons, restaurants, a café, and a multi-purpose park.

The neighborhood retail strip is scheduled to start construction in the first quarter of 2027.

“These enhancements, together with the estate’s strategic location, will make Susana Heights a more complete and compelling residential community for discerning buyers,” said Jugo.

Susana Heights offers direct access to the South Luzon Expressway and the Muntinlupa-Cavite Expressway, linking residents to major business districts in and south of Metro Manila. Enhancements are also being made to the estate’s primary entry point to reduce traffic congestion and enhance accessibility.

How to file a claim

Anyone who used a cellular connection on an Android phone from Nov. 12, 2017, to the date the settlement receives final approval is eligible to participate in this suit. If you’re in this group, you should receive a notice with a code either in the mail or via email — if you haven’t already.

To file a claim, start by going to www.federalcellularclassaction.com. You will need your notice ID and confirmation code. If you believe you are eligible but don’t receive communication, you can email info@federalcellularclassaction.com. I’ve reached out to the settlement administrator to see if there’s a deadline by which you should receive your communication.

It’s not finalized how much each person will get in this suit. There is a $135 million settlement fund for approximately 100 million settlement class members, but since this sort of suit often sees only single-digit percentage participation, your payout can be up to $100. Each class member will receive the same amount after administration costs, taxes, and attorney fees. Eligible settlement class members will receive payment after the court grants final approval. The final approval hearing is June 23, 2026, so you won’t get anything before then.

One important thing to note is that if you’re eligible for this suit but don’t select a payment method, the administrator will still attempt to pay you. But if the administrator does not have your correct information, you may not receive your money.
